Filing Deadline
Notice of lien must be recorded within 90 days after the LATEST of: (a) completion of the work of improvement, (b) last delivery of material/equipment by the claimant, or (c) last performance of labor by the claimant. The deadline shortens to 40 days after recording of a valid Notice of Completion (NRS 108.226).
Clock starts: Claimant's own last day furnishing labor, materials, or equipment to the project (or the recorded Notice of Completion date if one was filed and served).
Where to Record
County Recorder's office in the Nevada county where the property is physically located (e.g., Clark County Recorder for Las Vegas/Henderson; Washoe County Recorder for Reno; Carson City Recorder; etc.). Document must meet county recording formatting standards (margins, legibility, return address, printed name below signature, APN for land documents).

Service Requirement
Within 30 days after recording the notice of lien, the claimant must serve a copy of the recorded notice of lien on the OWNER of the property by personal delivery or by certified mail, return receipt requested (NRS 108.227). Subcontractors and lower-tier claimants must ALSO serve the prime/general contractor. Failure to serve within 30 days renders the lien unenforceable.
Nevada Warning
Two sequential 'kill switches' trip up most Nevada lien claimants: (1) the 31-day Notice of Right to Lien — miss it and your lien is capped to work done in the 31 days before late service; and (2) on RESIDENTIAL projects, the mandatory 15-day Notice of Intent to Lien before recording — a materials/equipment lien on residential property literally cannot be perfected without it. Also: unlicensed contractors get ZERO lien rights, no matter how much they are owed.
